The three main types

Home Buyer & Condition Survey
The most common choice for standard modern properties. It identifies significant defects, maintenance concerns and risks — giving you a clear picture of the property’s condition before you commit. Ideal for first-time buyers and anyone purchasing a conventionally built home.

Building Survey
The most detailed inspection available. Recommended for older properties, listed buildings, period homes, and anything with unusual construction or previous alterations. If the property has a complicated history, this is the survey you want.

New Build Snagging Survey
Specifically for newly built properties. Identifies unfinished work, poor workmanship and cosmetic defects before your warranty period expires — giving you evidence to present to the developer for rectification.

A simple rule of thumb
If the property was built after 1970 and is of standard construction, a Home Buyer Survey is usually sufficient. If it is older, unusual, or you have any doubts about its condition, a Building Survey is the safer choice.
